One Contractor Handles the Structure, the Slab and the Crawl Space

Southern Structural has repaired foundations in central Alabama since 1974. We are licensed, insured and bonded for commercial work. Every repair carries a written warranty that transfers with the property if the building is sold or refinanced.

Commercial foundation problems rarely stay in one place. The same settlement that cracks a storefront can leave a door two units over that won’t latch. A wet crawl space can rot the joists above it. We handle foundation repair, basement wall repair, concrete leveling and crawl space encapsulation under one contract, so you are not coordinating three crews on one property.

Commercial Foundation Repair Services

Foundation movement in a commercial building shows up where people notice it first. It appears in storefront glass, entry doors and the floors of a tenant space. Our commercial foundation repair work finds the structural cause, stabilizes it and documents the repair for your records.

Common Problems We Fix

Settlement and Structural Cracking

Stair-step cracks in brick and block, split storefronts and facade separation can mean part of the building is settling away from the rest.

Sloping or Uneven Floors

Floors that drift out of level across a tenant space or common area usually point to a void or soil movement under the slab.

Bowing Basement and Retaining Walls

Walls that lean or bow under soil pressure become a safety issue for the tenants, vehicles and pedestrians near them.

How We Fix Them

Helical and Push Piers

Steel piers driven down to stable soil below Birmingham’s expansive clay stabilize a settling foundation and can lift it back toward level.

Underpinning Systems

We extend and reinforce the supports already beneath your building when the original footings can no longer carry the load.

Wall Anchors and Carbon Fiber

Tieback anchors hold a bowing wall and pull it back toward plumb. Carbon fiber straps stop movement without digging up your parking lot.

Polyurethane Foam Leveling

Foam injected through dime-sized holes cures in about 15 minutes. Most slabs are back in service the same day.

Other Commercial Services

Some building problems start with water, not settlement. These services address the moisture and support issues that often show up alongside foundation damage.

  • Commercial Basement Wall Repair

A bowing or cracked basement wall under an apartment building, office or church can become a habitability issue before it becomes a structural one. We stabilize the wall with tieback anchors or carbon fiber. Then we add drainage, a sump system or a vapor barrier to handle the water pushing against it.

  • Commercial Concrete Leveling

Sunken slabs in warehouses, retail entries, breezeways and parking areas turn into trip hazards and incident reports. We level them with polyurethane foam, mudjacking or pressure grouting, based on the slab, the void underneath and site access. No demolition is required.

  • Commercial Crawl Space Encapsulation

A wet crawl space under an apartment complex or converted office leads to musty odors, mold complaints and rotted joists. We seal it with a vapor barrier and control humidity with dehumidification. If we find structural damage, our crew repairs it in the same job.

Commercial Properties We Work On

Each property type comes with its own pressure points, from tenants living above the problem to customers walking through the front door. We repair foundations, walls, slabs and crawl spaces at:

  • Office buildings and medical offices
  • Retail centers, strip malls and restaurants
  • Apartment communities and multifamily properties
  • Condominiums and HOA properties
  • Churches and institutional buildings
  • Warehouses and mixed-use developments

Don’t see your building type? Call us with the details, and we will tell you whether it’s a fit.

We Plan the Work Around Your Tenants

Every commercial project starts with an on-site assessment of the foundation, soil, drainage and whatever is causing the problem. You get a written scope with our findings, the repair we recommend, a timeline and a price. There is no obligation to hire us. When the work is scheduled, we phase it, run it after hours or take one building at a time so your property stays open. Once we finish, you receive completion documentation, engineering letters where the job or your municipality requires them and a transferable warranty. Already have a bid from a national franchise? We will give you a second opinion and tell you whether the scope matches what your building needs.
